How we approach difficult situations

We meet people where they are.

Most of the situations on this page have something in common: the homeowner didn't plan for them. A parent passes. A marriage ends. A job offer comes with a 30-day deadline. A property that was supposed to be a long-term rental turns into a four-year headache. None of these are problems that wait politely while you list a house and run six weeks of showings.

Our role is to be a clean, fast option when the traditional route doesn't fit. We're not the only option, and we're not always the right option — but when speed, certainty, and as-is matter more than maximum sale price, we usually are.

A few things to know up front. We work with attorneys when the situation calls for it — probate, divorce, foreclosure. We can close in 7 days when time is critical, or 90 when you need breathing room. We buy houses as-is, full stop. And we'll tell you honestly if we think you'd net more money listing with an agent. That conversation is free and there's no pressure to use us.

What we won't do: chase you with sales calls, lock you into a long contract, lowball you and hope you don't notice, or pretend we're the right answer when we're not. You're already dealing with enough.
