How We Operate

Plain paper. Plain English.

Magnolia is owner-operated. The way we run our business is the way we believe it should be run. There is no other way for us to do it.

    We perform on what we sign.

    Underwriting happens before contract, not after. If the numbers do not work, we tell you before we sign. If we sign, we work toward a clean closing on the agreed terms, whether Magnolia takes title directly or assigns to a vetted investor partner.

    Documented and disclosed.

    Magnolia may assign purchase contracts to other investors. When we do, the assignment is disclosed in the purchase agreement. No backchannel, no daisy chain.

    Paid on time.

    Contractors and service providers get paid on the agreed timeline. We do not stretch payables to fund our next project.

    Repeat business.

    We send work to the people who do good work. That is the loop. We are not optimizing for one deal. We are optimizing for the relationship.
